Seller & Wholesaling Disclosure

Please read this before you submit your property information or sign any purchase agreement with A2xR Home Buyers LLC.

Disclosure version 2026-07-24

We are a direct buyer, not your agent

A2xR Home Buyers LLC is a direct buyer of Michigan real estate. We are not your real-estate agent, broker, fiduciary, attorney, financial adviser, or tax adviser. We do not represent you in the sale of your property and we do not give legal, tax, or financial advice.

You are always free to price and market your property yourself or with a licensed real-estate agent of your choice.

What a later purchase agreement may permit

If we and you later enter into a separate written purchase agreement, that agreement may, where its terms specifically permit and where applicable Michigan law allows, let A2xR Home Buyers LLC:

  • Assign our contractual interest in the purchase agreement to another buyer (sometimes called "wholesaling" the contract).
  • Market that contractual opportunity to our network of investor buyers, landlords, and rehabbers.
  • Purchase, renovate, rent, or resell the property ourselves.

The written purchase agreement (not this website) controls what is and is not allowed. If assignment is not permitted in the specific agreement, we will not assign that agreement.

This page is not an offer or a contract

This disclosure and the online form are informational only. They are not a purchase offer, listing agreement, purchase contract, option, deed, appraisal, escrow instruction, or any obligation to sell. Submitting your property information does not commit you to anything.

Any purchase offer from A2xR Home Buyers LLC is only valid when delivered to you in a signed written document. You may accept, counter, or decline any offer for any reason.

Take your time and get independent advice

We encourage you to take the time you need, ask questions, and , before you sign any purchase or assignment paperwork, talk with an independent Michigan real-estate attorney, a financial adviser, or another trusted person of your choosing.

If something in a document you receive from us is unclear, please ask us to explain it in writing before you sign.

How we treat your information

We will not ask you to certify that you are of "sound mind" and we will not ask you to disclose your age, disability status, Alzheimer's or dementia diagnosis, mental illness, or other medical information as a condition of receiving an offer. Our buying decisions do not target or exclude older adults or people with disabilities.

See our Privacy Policy for how we handle the information you send us.

Important

Checking an acknowledgement box on our website is not a substitute for an attorney-reviewed purchase agreement or assignment agreement. Before signing any binding real-estate document, please review it, ideally with a Michigan real-estate attorney of your own choosing.
